Inventory Loss is Cause of drop in Home Sales

A homeowner came in to my office today to list his home for sale. We discussed a recent news article that both of us had read that prices were up but that the number of closed sales were down. We discussed the lack of homes for sale in our real estate market as the probable cause of both the higher prices and the lower number of closed sales.

When you have 3 or more buyers making offers on the same house, it stands to reason that the number of closings would go down because only one of the buyers got the home. The other buyers are still looking for their own home and will probably enter another multiple offer situation when the next home comes on the market.

Success in buying comes at a cost of patience. Some buyers end up making offers on 2 or 3 homes before they come out on top. It is possible that they may have to offer above list price to get their home.

Home prices are still at bargain levels even if a buyer pays more than list price to win. With the low interest rates that still exist, monthly payments can still be very affordable.

Two Fantastic Days “Sharpening The Saw” For Real Estate

The Iron County Board of REALTORs’ Real Estate Convention ended today after 12 hours of excellent education, great food, information, and professional company!

The broker at ERA Realty Center taught the agents to “sharpen the saw,” which he said meant to take time out to learn and grow to be better prepared to do a superior job for clients.

Those who took advantage of this opportunity to attend the ICBOR Convention will excel in their career and have advanced knowledge of real estate contracts, water rights, foreclosures, short sales, death and estate planning as it relates to real estate sales, the Code of Ethics and more.

The training was valuable, timely and important in reaching our goals of professionally serving the public.

I want to especially thank Bob Fulton and all of those who made this excellent opportunity available to agents in our area. We certainly got the chance to “sharpen” our real estate skills to better serve our clients whether they want to buy or sell real estate.

Where Did All The Homes For Sale in Cedar City Go?

Cedar City Real Estate inventory is down, and sales prices have risen just a little. This seems to be causing a shift in the real estate market in trhe Cedar City, UT, area.

Where did all the homes for sale go? Some have been purchased by homeowners and investors. Some have been taken off the market by sellers who have noticed that prices are going up. They are hoping they will go up even more.

Last week I showed homes to buyers. The homes would be active and for sale and then suddenly would go under contract before we even had a chance to look at the home and write up the offer. Friday and Saturday, however, 2 homes were simply taken off the market even as I had buyers interested in them.

We need homes for sale while the buyers are here wanting to purchase them. There are no guarantees in this real estate market. Elevators go up and down and so do real estate markets. There is no qay to know the next few months. There is no crystal ball.

Both families have narrowed their searches to 2 attractive homes. The fun of the hunt is nearly over for them, and the joy of homeownership is about to begin when they choose their favorite!

What could possibly happen to change this happy scene? What if they both happen to choose the same home, or what if someone else makes an offer? If more than 1 person offers on the same home, the higher offer typically wins the home. Sometimes buyers offer more than list price in order to come out on top. The couple that loses out could go back to their second choice, but what if that one has just gotten an accepted offer? This is a common scenario in our real estate market area. We have more buyers searching and fewer homes on the market. It Doesn’t Get Any Better Than First Time Happy Homeowners!

Excitement filled the air at the closing table this evening as a very excited young couple signed their closing documents and asked when they could pick up the key.  I found myself looking back to my first meeting with them and to the first house I showed them. They were so thrilled at the prospect of owning their own home.  Now their dreams and hopes have become reality. No wonder I love selling real estate!  Watching this delighted young couple look forward to moving into their new home gave me a warm fuzzy feeling of joy.

 

I find myself thinking about another couple that was middle-aged and the anticipation I saw in their faces as they contemplated selling their small home with the hope of finding their dream home and moving to a home with ample space.  It just doesn’t get any better than the feeling of satisfaction I experienced when I saw the joy in their faces after selling their tiny home and watching them move into their brand new spacious dream come true!

 

I believe selling real estate must be one of the most rewarding careers possible, and I am very happy to have enjoyed helping so many people make their real estate dreams come true.  It just doesn’t get any better than happy home owners no matter what their dreams come true!

 

 

 

 

October Market Update

October 2012 Market Update for Cedar City, Utah

  • IT IS TIME TO WINTERIZE INSIDE AND OUT!  Freezing temperatures are at hand and can cause considerable damage if pipes freeze, etc.  Call with questions.
  • August 2012 UAR Local Market Updates by County are now available:  Iron County Closed sales are up 2012 YTD by 8.5% as compared to 2011 YTD.  August 2012 closed sales are actually up 13.6% as compared with August 2011. The median sales price 2012 YTD is $94,000 which is down only 2% as compared to YTD 2011 figure of $95,900.  The exciting thing is that the median price for August 2012 is $134,500 as compared to August 2011 of $107,500 which is an increase of 25.2%.  I do believe we are beginning to see an increase in sales prices as well as an increase in closed sales.
  • It appears that we do not have as many foreclosures on the market.  Banks are approving short sales, which means they sometimes do accept less than what is owed as payment on the mortgage.  If an owner owes more than a home is worth, doing a short sale may be an option.  Check with your lender for all options.
  • Interest rates are still a at historic low which is helping buyers qualify for homes while prices are still low enough to allow a mortgage payment lower than rent in many cases.
  • Home inventory is decreasing.  Homes in the lower price ranges are often experience multiple offers and sometimes sell above listing price.
  • Homes in all price ranges are selling if they are priced correctly, show well, and are advertised aggressively.  Multi-unit properties are selling.  Investors are here.
  • Lots, land, acreage, development land and commercial properties are still experiencing an extremely slow market with very few buyers and very little money available for loans.
  • Fall and Winter can be good times to sell with serious buyers looking to relocate.  It is true that there are typically not as many buyers as in spring and summer, but often there also are not as many homes for sale which evens out.  ERA Real Estate completed a survey to show who buys in the fall that was sent to me in an email from ERA Network News Thursday, October 4, 2012.  The survey also received national media coverage in RealtyToday.com and others.  The article points out that families with children tend to purchase based on the school year schedule which peaks in June or July.  However, many first-time home buyers purchase in the fall as well as Move-up buyers, downsizing and retiring buyers.  Investors stay in the picture in the fall as do military relocations and vacation buyers in that order.  The article points out that “Back to School Means Back to Business for Homebuyers.”
  • Dressing your home for the holidays can be warm and inviting to buyers.  Curb appeal is important as well as making home repairs in advance.  Since there is no way to know when your buyer will arrive, I believe in marketing aggressively all year long.  Please be assured that your home and property will continue to receive top marketing.
