Going Up? That is Where Real Estate Home Prices Seem To Be Traveling!

Buyers beware of rising home prices. Recently, we prepared a Broker Price Opinion for a seller. It was accurate at the time. Now the value has already gone up in my opinion. Why do I believe this is so?  A similar home just went under contract for more in the same neighborhood.

With more buyers in our market and fewer homes, supply and demand seem to dictate higher prices. I recommend that you call the Naisbitt-Bagley Team today for your free tour of homes at 435-865-1019!  We want to help you make your real estate dreams come true while beautiful bargains are still available. Sell and Buy Your Home and Move Forward With Your Life!

Life is so happy when your real estate goals are successfully met! I have been working with a dear friend of many years to sell her home. I met her ten years ago when I sold her the home we are now selling for her in Cedar City. She has loved her home but is entering a new phase of her life and is downsizing both her yard and home. She wants the new owners to love her home as she does. Fortunately, the buyer is thrilled with The home. We have a fairy tale ending just around the corner with happy buyers and sellers looking forward to their own “happily ever after” with their dreams coming true.

I spoke to the seller today. She was saying how afraid she had been to sell her home because her life was working for her right where she was. She didn’t know if it would be as good somewhere else. She almost decided to take the home off the market because she was so nervous. Now that she knows her home buyer loves her home, and now that she has found her smaller home, she is happy as can be to move forward with this new downsized phase of her life as she knows she has to do. Everyone has the right fit!

There is nothing better in real estate than knowing you are helping buyers and sellers make their real estate dreams come true, which means you are helping their life goals to be realized. What a beautiful life!

Inventory Loss is Cause of drop in Home Sales

A homeowner came in to my office today to list his home for sale. We discussed a recent news article that both of us had read that prices were up but that the number of closed sales were down. We discussed the lack of homes for sale in our real estate market as the probable cause of both the higher prices and the lower number of closed sales.

When you have 3 or more buyers making offers on the same house, it stands to reason that the number of closings would go down because only one of the buyers got the home. The other buyers are still looking for their own home and will probably enter another multiple offer situation when the next home comes on the market.

Success in buying comes at a cost of patience. Some buyers end up making offers on 2 or 3 homes before they come out on top. It is possible that they may have to offer above list price to get their home.

Home prices are still at bargain levels even if a buyer pays more than list price to win. With the low interest rates that still exist, monthly payments can still be very affordable.

You and Your REALTOR Both Deserve Loyalty!

Your real estate agent works hard to help you succeed in buying your home. It benefits you to have your own agent send you lists of homes that match your criteria and to make sure you get the new listings and price changes as they come on the market.

It benefits you to tour the homes for sale. It benefits you to have your agent write your contracts and negotiate on your behalf and then follow up with inspectors, lenders, appraisers, title company and more to make sure the sale closes.

When your agent is working hard for you, please be loyal. Your agent devotes time, energy and money to help you succeed. She gets paid only when your sale closes.

How would you feel if you spent hours and hours on a job, only to discover that your boss decided to give the last minutes of work to someone else and then pay them for the entire job with no compensation to you? Ouch. That hurts!

I believe it is very important to live by the Golden Rule in all of our dealings with our fellow man. Making a win-win situation for all parties with everyone working together should always be the goal.

I like to give educated, experienced, loyal top service to all my clients.

I am very grateful when my clients and customers appreciate my hard work and stick with me until they walk through the door of their very own home.

The greatest joy in my 30-year real estate career is to help my clients get the happy successful real estate results they dream of.

Buyer Qualifies For Home After Renting For Years!

May 31 and June 1 found me at the park on Main Street for the Cedar City Business Expo in the ERA Realty Center Booth. Since I am the HUD Resource person, information on HUD homes and other real estate information was shared. It was fun talking to friends and clients as well as meeting new people.

It was delightful speaking to one lovely woman who told me she would love to own a home and that she had been renting for years. She didn’t think she could purchase a home, but I explained with the low prices of homes and the low interest rates, she might even have a payment less than rent.

Good news! She spoke to a lender and qualifies! We are helping her find her dream home!

You may qualify too and not even know it! Why buy a home for your landlord when you can own your own home?

Please call the Naisbitt-Bagley Team today at 435-865-1019 or text Janet’s mobile at 435-559-7772 or email naisbitt@infowest.com today to learn ho to make your real estate dreams come true. They will work hard to make home buying fun and easy.

Where Did All The Homes For Sale in Cedar City Go?

Cedar City Real Estate inventory is down, and sales prices have risen just a little. This seems to be causing a shift in the real estate market in trhe Cedar City, UT, area.

Where did all the homes for sale go? Some have been purchased by homeowners and investors. Some have been taken off the market by sellers who have noticed that prices are going up. They are hoping they will go up even more.

Last week I showed homes to buyers. The homes would be active and for sale and then suddenly would go under contract before we even had a chance to look at the home and write up the offer. Friday and Saturday, however, 2 homes were simply taken off the market even as I had buyers interested in them.

We need homes for sale while the buyers are here wanting to purchase them. There are no guarantees in this real estate market. Elevators go up and down and so do real estate markets. There is no qay to know the next few months. There is no crystal ball.

I believe that now is a good time to buy and sell. Please call the Naisbitt-Bagley team for your own free consultation and market overview to help you decide how to make your real estate dreams come true. Cedar City Home Prices Are Affordable if You Rush!

The most recently compiled data by the Utah Association
of REALTORs (UAR) for Iron County shows the median home sales price has risen again!

Buyers, do not give up yet. It is not too late to purchase a bargain if you hurry. Buyers can still enjoy an affordable monthly payment for their dream home.

The scales seem to be shifting, and multiple offers are being attracted by homes priced with the market. Buyers may need to be patient as they compete to get their home. If they lose out to a higher bidder, try again with an offer on a second favorite. Keep at least 2 or 3 in mind.

Homes Sell Quickly–Choose Yours Now

Dear friends/clients and I toured homes last week. It was delightful to see them again and work with them after many years. They moved out of state over 6 years ago. I had not seen them since I sold their home for them, and I am pleased that they have chosen the Cedar City area to retire. I believe it is a wise choice to live in our friendly community where there is such a diversity of activities to enjoy.

Before they got here, they gave me a list of 39 homes in which they had interest. Several of them had already gone under contract by the time they drove here to take a look at the homes. We toured homes quickly and they narrowed down to 6 that they liked best. Those
were seen again the next morning, and we made an offer on their first choice. We knew an offer had come in on it. By the time we presented their offer, another buyer had their offer accepted. We received word that offers were coming in on several of the homes on their top 6 list. They offered on choice number 2. Their were some stressful moments when it looked like another offer might win the race, but my friends are under contract to purchase a very nice home that they are happy to purchase.

If you want to own your home while bargain prices and low interest rates make your payment affordable, you will want to call the Naisbitt-Bagley Team at 435-865-1019 or email naisbitt@infowest.com today for top experience, training, knowledge, and service to get your top results before your favorite home belongs to someone else! Repair The Home As Part of The Loan!

“What if the home of my dreams in the location I hope to live in needs repairs? What if my lender says I qualify for a loan, but the home I want does not.” This is a question I heard recently.

The above question can be answered with a happy, “You need a renovation loan!” With renovation financing, you get a loan that covers both the repairs and the cost of the home. There is one application, one closing and one monthly payment. The repairs are made after closing. This is not too good to be true. This is good and true!

What is the down payment for buyers looking yo occupy the home? With FHA, it is 3.5% on the whole package. You are looking at 5% down if you go conventional. Investors would need 20 to 25% down. Yes, investors can use renovation loans also!

How? Please call The Naisbitt-Bagley Team at ERA Realty Center today to find out the details at 435-865-1019 or email naisbitt@inxsnet.com. They would love to use their experience and expertise to help you make all your real estate dreams a reality.
