Inventory Loss is Cause of drop in Home Sales

A homeowner came in to my office today to list his home for sale. We discussed a recent news article that both of us had read that prices were up but that the number of closed sales were down. We discussed the lack of homes for sale in our real estate market as the probable cause of both the higher prices and the lower number of closed sales.

When you have 3 or more buyers making offers on the same house, it stands to reason that the number of closings would go down because only one of the buyers got the home. The other buyers are still looking for their own home and will probably enter another multiple offer situation when the next home comes on the market.

Success in buying comes at a cost of patience. Some buyers end up making offers on 2 or 3 homes before they come out on top. It is possible that they may have to offer above list price to get their home.

Home prices are still at bargain levels even if a buyer pays more than list price to win. With the low interest rates that still exist, monthly payments can still be very affordable.

Where Did All The Homes For Sale in Cedar City Go?

Cedar City Real Estate inventory is down, and sales prices have risen just a little. This seems to be causing a shift in the real estate market in trhe Cedar City, UT, area.

Where did all the homes for sale go? Some have been purchased by homeowners and investors. Some have been taken off the market by sellers who have noticed that prices are going up. They are hoping they will go up even more.

Last week I showed homes to buyers. The homes would be active and for sale and then suddenly would go under contract before we even had a chance to look at the home and write up the offer. Friday and Saturday, however, 2 homes were simply taken off the market even as I had buyers interested in them.

We need homes for sale while the buyers are here wanting to purchase them. There are no guarantees in this real estate market. Elevators go up and down and so do real estate markets. There is no qay to know the next few months. There is no crystal ball.

Homes Sell Quickly–Choose Yours Now

Dear friends/clients and I toured homes last week. It was delightful to see them again and work with them after many years. They moved out of state over 6 years ago. I had not seen them since I sold their home for them, and I am pleased that they have chosen the Cedar City area to retire. Repair The Home As Part of The Loan!

“What if the home of my dreams in the location I hope to live in needs repairs? What if my lender says I qualify for a loan, but the home I want does not.” This is a question I heard recently.

The above question can be answered with a happy, “You need a renovation loan!” With renovation financing, you get a loan that covers both the repairs and the cost of the home. There is one application, one closing and one monthly payment. The repairs are made after closing. This is not too good to be true. This is good and true!

What is the down payment for buyers looking yo occupy the home? With FHA, it is 3.5% on the whole package. You are looking at 5% down if you go conventional. Investors would need 20 to 25% down. Yes, investors can use renovation loans also!
