Our Iron County real estate market is something about which to shout for joy!  Closed sales are up 18.1% and our median price is now $191,000 which is up 16.3%!  Please see attached Utah Association of REALTORS (UAR) report for more details and for statistics on every county.  Steady growth continues and more is expected in 2018!

Our Cedar City area’s positive economy is a blessing and our future looks great.  Homes that are priced with the market and show well sell quickly.  According to the latest graphs attached for the Iron County Board Multiple List Service (MLS) from July 1, 2017 through November 1, 2017, residential single family home sales lead the real estate market.  501 homes plus 116 condos/townhomes sold while there were only 165 lots that sold in that same time period and 35 acreage parcels.  295 homes sold under $200,000.  334 homes sold above $200,000 showing homes currently sell in all price ranges.

The question has been asked whether homes should be taken off the market for Christmas.  It is our strong belief and experience that Christmas is a great time to sell your home.  Typically, the decorations and aroma of baking remind your buyer of home and invite warmth and happy memories.  It is true that there are not as many buyers looking for homes in the winter, but it is also accurate that there aren’t as many homes on the market so there is less competition.  Another positive thing is that buyers that take time to look in the snow during the holidays are serious and ready to make a decision.  Lookers typically don’t venture out in freezing weather.

Great loans are available now with nothing down and low interest.  The inventory is low.  Buyers of all ages are moving up and moving down!  Investors are buying rentals.  It is a great time to buy and sell in our strong opinion.
