Christmas was awesome!  We hope we all enjoyed the holiday magic of love and service to our fellow man!  Hopefully, we will continue to be a blessing in each other’s lives all year!  The weather is a bit cold and frightful, but the market is delightful!  Homes do sell in winter and buyers searching for their home this time of year are serious and ready to move!

 

2015 was a great year for real estate in Southern Utah!  According to the latest Utah Association of REALTORS (UAR) statistics, Iron County closed sales were up 28.2% and the Median Sales Price was up 8% to $149,000.  Washington County closed sales were up 15.3% and the Median Sales Price was up 7.1% to $225,000.  Beaver Closed Sales were up 26% and the Median Sales Price was up 3.2% to $122,000.  The UAR takes approximately two months to compile all of the statistics for Utah, so the attached October statistics are most current available to date.  Please see attached for details on all counties in Utah.  The market is steadily improving but not too fast!

 

Superman marketing is one of 3 key elements of importance in selling real estate today! Technology is high on the advertising list due to the high number of buyers who go on-line to find their home.  ERA Realty Center’s technology has always been and still is in the forefront!   From the “Real Estate” magazine for November 2015, we learn that it is important to keep up with consumers’ demands so that we use the latest technology to attract and serve clients.  We continue to advertise aggressively on-line all over the world to find buyers for your properties as well as Social Media, etc., because “Consumers’ expectations are changing quickly in today’s age of instant gratifications,” quote from December “Real Estate” Magazine.  We work hard to keep up with those buyer desires in order to better serve our clients.  We also still use real estate magazines, radio and we try to have an ad wherever a buyer might be to look at it.

 

The other 2 key elements of selling a home are up to the seller.  They are setting the price and staging the home.  With our aggressive advertising, if the home or property is priced at market, it will sell.  Therefore, please call our Team for information as to whether a market reduction in price needs to be made.  All homes and properties need to be in picture-window condition since slide shows and videos go all over the world in order to attract buyers from everywhere as well as locally.
