What a beautiful time of year! It is a bit cold, but looking at the snow on the mountains warms our hearts!
On the local level, the Iron County Board of REALTORS graphs are attached for the year 2015 for all of the real estate offices with the following information:
From the Current Market Analysis:
•There are 557 single family homes on the market and 1179 sold last year.
•133 condos/town homes are for sale with 250 being sold last year.
•1013 lots are for sale and only 250 sold in the past year.
•There are 432 parcels of acreage on the market and only 88 sold last year.
•Out of 17 Farms/Ranches for sale, 4 sold.
Commercial properties were not tracked in the attached Board graphs, but there were a few that sold.
From the Residential Market Summary Report by price:
•243 homes sold under $99,999
•158 sold $100,000 to $199,999.
•175 sold $200,000 to $249,999.
•129 sold $250,000 to $299,999.
•153 homes sold above $300,000.
Homes are selling in all ranges when priced with the market and showing well, but most homes are selling in the lower ranges.
Sold By Market Share and Listings Sold Market Share:
•As it has been for many many years, ERA Realty Center sold more homes and properties in 2015 than any other office. ERA sold more of its own listings as well as more of the entire Board of REALTORs listings.

On the Utah State level, the latest Updates available by County are attached. The Utah Association of REALTORs (UAR) takes approximately 2 months to compile the statistics for every county, so the November report is the most recent available as of today and includes the following:
•Iron County closed sales are up year to date (YTD) 26.6% and median sales price is up 8.6% to $149,900.
•Beaver County closed sales are up 31.4% YTD and Median Sales Price is down 2.1%.
•Washington County closed sales are up 13.8% as compared to 2014 and Median Sales Price is up 6.6% to $225,000.
On the national level as reported in the January 2016 Real Estate Magazine, “This year’s housing market is poised to be the best since 2007; however, consumers’ ability and willingness to purchase a home is likely to remain an issue until we see consumer confidence in their income growth consistently gain traction.”
