Everywhere we go; people want to know, “How’s the market?”

Our market is steady with improvement!  It takes the Utah Association of REALTORs (UAR) approximately two months to compile the data, so the August 2015 report is the most recent available and is attached for every county.  Iron County number of closed sales is up 33.2% year to date (YTD) 2015 as compared to 2014. Median price is up  5.1% YTD to $145,000.  Washington County closed sales are up 19.8% YTD as compared to 2014. Median price is up to $235,000 which is a 5.6% rise compared to 2014. Beaver County closed sales are up 67.9% in this report but their median price dropped slightly by 0.4% to $109,000.

The biggest sellers are single family primary residences, but investors are in the mix of buyers looking at homes too!  We need more rental units, and we need more duplexes and 4-plexes for our investors to purchase. The inventory is low on those as well as on the homes in the range below median price range. There are more lots and land parcels than buyers for those, but they are selling. New construction is available.  There are a few commercial buyers looking for bargains. Some buyers are moving up and some are downsizing.  We are experiencing a very positive real estate market and economy over all.

Nationwide the real estate market seems to be doing well also. From the REALTOR September/October 2015 issue, we quote, “MARKET PULSE The second half of 2015 started on a positive note, with home sales steadily inching up. They’re on track to hit 5.6 million by the end of the year. Interest rates remain low but home prices, fueled by light inventories, continue to rise, squeezing first-time buyers.”

Our area market is similar. First-time buyers making multiple offers are common.

Homes sell in all price ranges if they are priced at market and if they show well.
