Naisbitt-Bagley Team’s First Fall 2015 Seller Newsletter Update

Fall is sometimes in the air in-between the heat waves left over from Summer!  It is time to Winterize because our freezing temperatures are just around the corner!

Southern Utah real estate market is steady and doing well!  The most recent Utah Association of REALTORS (UAR) Local Market Updates By County are attached.  As of July 2015 year to date (YTD), Iron County closed sales were up 39.1% as compared to 2014. The Median price is now $145,000 which is up 5.1% as compared to 2014.  The number of Washington County closed sales is up 19.2% and the median price is $225,000 which is up 5.7% as compared to 2014.  Beaver County median price is $109,000 which is up 9% as compared to 2015. See attached for all of the counties in Utah.

An article (REtrends) in the Real Estate RIS Media September 2015 issue states, “The share of consumers who believe now is a good time to sell a home fell 7 percentage points to 45 percent.

While those who believe it is a good time to buy dropped to 61 percent–an all-time survey low.”  That may be the national trend, but our Utah statistics show an increase in closings. I believe it is a good time to buy and to sell in our Utah market!

Another article in the same real estate magazine talks about how homeowners at retirement age are buying bigger homes rather than downsizing as they did in the past. We are seeing both in our market.
Most of our buyers are looking for their dream home, but investors are in the market looking to fill the gap of needed rental units in our area. Lot, commercial and acreage still lag behind our residential sales. We are seeing new construction sales.

In the September/October 2015 issue of REALTOR magazine is an article called “Through Thick and Thin” that seems to mirror our area.  It points out, “When hurdles make the home buying process difficult, real estate professionals help clear the way.”  It tells a success story of how some buyers with student loans and other problems were helped along the way by REALTORS and are now enjoying their new home. This is a common success story in our area!  Agents work hard here to help buyers through the entire home buying process.
