Naisbitt-Bagley Team Real Estate Newsletter Spring Update for 2014
The latest Utah Association of Realtors (UAR) Local Market Updates by County are attached. It takes UAR 2 to 3 months to compile the statistics for all of the counties in Utah, and January’s report is now available.
Iron County closed sales were up 3.6% in January 2014 as compared to 2013.We had a busy January 2014 and last month’s report showed a busy December in 2013! That confirms the busy winter we experienced in our real estate market!
Obviously, we didn’t experience the winter slowdown that some people expected. Our office was so busy with winter buyers that we got another agent to help us meet all of their needs. We always make sure we give top service no matter how busy!
If a seller chose not to list their home this winter, they missed out on the serious buyers that bought homes in November, December and January. That is one of the reasons we recommend having your home or property on the market when you want to sell it rather than waiting for a certain season of the year.
Who knows when the buyer for your property or home will come! If the home or property is on the market, the Naisbitt-Bagley Team will aggressively market to find the buyer when the buyer is ready to buy.
According to the UAR Market Update, Iron County Median Price was up 22.6% this January 2014 to $127,500 as compared to January 2013 when it was $104,000.
Homes in price ranges under $200,000 are still attracting the bulk of the buyers and often attract multiple offers. Homes in the $200,000 to $300,000 ranges and are selling but not as many.
Recently, we sold a home in the $400,000 range to a fine and happy family looking to upgrade and upsize. It was fun to share their success and joy! We are seeing buyers downsize also. Investors are in the market as well as retiring couples, singles and families. It is a good time to buy and sell in our area.
We are seeing new construction, and builders are building nice homes for speculation. It is sometimes difficult for the prices to compete with the resales however.
Bargain-priced lots are selling and a few land parcels. Development land and commercial are both slow movers. Development costs and financing are prohibitive.
