The sunset was beautiful tonight! We live in a beautiful area.  We have recently celebrated the 4th of July and the Pioneer Day with local parades and festivities.   We find ourselves full of warmth and gratitude for our great country and for those that have gone before us and sacrificed their all in order for us to enjoy the freedoms we cherish.

There is much positive news that I want to share.  From the Cedar City, Utah, Community Update, our mayor informs us, “Cedar City was recently listed No. 4 on the top 100 best small cities in the United States.  Our rich variety of festivals and events helped contribute to that ranking.”  He also said that there is a new community calendar at http://FestivalCityUSA.com.  Take a look at the amazing events!

The new roofing and aircraft companies should help immensely with job availability.  Our local economy will receive quite a boost in my opinion.  There is excitement in the air about the new temple being built by the Church of Jesus Christ of Latter Day Saints.  We are receiving calls already from buyers want homes near the temple site.

The latest “Utah Association of REALTORS Local Market Updates by County” is attached for June 2013.  Since it takes UAR approximately 2 months to gather these statistics, this is the latest update available. We learn that Iron County closed sales were up 6.3% in June 2013 as compared to June 2012.  The number of closed sales year to date is down 9.9%.  I believe this is because of the low inventory.  We have several buyers making offers on some homes, but only one of them turns into a closing since only one wins the bid.  Homes that are priced right are selling quickly.

The huge jump in the statistics is the Median Sales Price.  In June 2012, it was $109,500.  In June 2013, it was $149,900 which is up 36.9%.  The year to date Median price for 2012 was $105,000, and the year to date Median price for 2013 was $129,950 which is up 23.8%.  This matches the email July 22, 2013 sent by Steve Florio of Guild Mortgage that states, “Sales were up 15.2 percent from their year-ago level.” That was a national statistic, so it appears that our area price increase is significant in comparison to the national level.  See also all county reports attached.

The 2nd quarter graphs are attached for the entire Iron County Board of REALTORS.  There were 88 homes sold up to $99,999 and 164 homes sold from $100,000 to $199,999.  All sales of homes above $200,000, only added up to 73.  Our main market is still, without question, for homes up to $200,000.  We are pleased that ERA Realty Center remains number 1 in selling our own listings as well as being #1 in selling all listings for the entire Iron County Board of REALTORS.
