Is Real Estate Really Selling in the Cedar City, UT, area? Wow!
That’s the question I heard recently at a gathering I attended. In one answer, “Yes!” Homes are selling in most price ranges, but the lower ranges are attracting the bulk of the buyers.
According to statistics from the Iron County MLS from 07/01/2012-10/19/2012, 130 homes sold under $99,999. Between $100,000 and $199,999, 174 homes sold which makes a total of 204 homes sold under $200,000. Only 61 homes sold above $200,000.
As you can see, homes are selling in the upper ranges, but there seems to be a race going on to purchase the lower priced homes.
Do I believe now is the time to buy? That’s another question that I was asked recently. Absolutely! It would even be better if you could have already bought, but it’s a little late for that. It’s not too late though! Prices are still great and interest rates are exceedingly low making an affordable monthly payment for buyers who purchase now. Go for it!
The most recent UAR statistics available show that Iron County closed sales are up 10.4% year to date as of September while the median sales price is up 10% at $110,000.
Prices are rising. I recommend buyers purchase their homes before prices rise out of their range and before interest rates rise.
Multiple offers are still coming in on homes in the lower ranges. Homes often sell above list price. Homes are sometimes selling above appraisal as the market turns upward.
