Real Estate Market Recovery in Home Sales and Average Sales Price
Charlie Young, President & CEO of ERA Franchise Systems LLC, sent an email with the following statement, “Realogy believes that the U.S. residential real estate market is continuing to experience the beginnings of a recovery that it reported in the first quarter of 2012. The Company expected to see the continued improvement in both home sale units and average sales price, with price increases in most major markets being heavily influenced by reduced inventory. Those expectations were realized in the Company’s second quarter results, which support its forecasted early-stage housing recovery.”
Realogy is ERA’s parent company. “The Company’s press release and quarterly report are available in the investor relations section of the Realogy.com website,” according to Charlie Yooung .
The Cedar City area real estate market is experiencing an increase in home sale closings as per Utah Association of REALTORS (UAR) statistics report for June in Iron County. We are also experiencing a decrease in inventory which should result in rising prices in the future.

Iron County Real Estate Agents Close 141 Homes Under $99,999!
According to recent Multiple Listing Service (MLS) statistics graphs for the Iron County Board of REALTORS, 141 homes sold since April 1, 2012 through the end of July this year. That is amazing when you consider that just a few years back it was practically impossible to find a home for sale under $100,000. No wonder more homes are selling in the Cedar City area!
Buyers please take note: Home inventory is down, and other buyer competition is up. Homes in the price ranges under $150,000 are attracting multiple offers as soon as a bargain-priced home hits the market. Some buyers are willing to pay more than list price and more than appraisal to get their offer accepted on the home they select.
Buyers don’t delay. Jumping off the fence and moving out of the sidelines now would be urgent in my opinion while there are still beautiful homes from which to choose.

Utah Association Of REALTORS Homes: Sales Up, Prices Down!
According to the most recent Utah Association of REALTORS (UAR) statistics for Utah, Iron County closed sales are up nearly 14.2% as of May 2012 YTD, and the median price range of homes in Iron County is down nearly 10.9% to $85,000 during the same period of time!
With interest rates being at bargain-lows, I believe now is the time to take advantage of buyer benefits available while there is a large inventory of short sales, foreclosures and homes priced-like foreclosures from which to choose.
The inventory of homes for sale is less than it was last year. Buyers in the ranges of $150,000 or less may face competition when offering on their home in the form of multiple offers.
Some homes are selling for more than list price, and some buyers are paying more than appraisal in order to obtain their homes. I believe they are happy to do so because many times their payment is less than rent, and they are excited about home ownership.
It is my opinion that buyers should not delay and that they should buy today. I believe the market is changing.

Be sure your search criteria is not too defined, or you may not get the home you want in your automatic emails. Janet recommends that you search a little above and below your price range. Even if you want a garage, you may not want to list that in your criteria because you could add a garage later if the home was perfect in every other way.
Recently a buyer was disappointed because the home they wanted didn’t come in the automatic email they received because their search criteria said 4 bedrooms and above. Therefore, they didn’t receive the home that only had 3 bedrooms, but there was room for a 4th in the basement and was just right in all other ways. Janet sometimes recommends that you search for less bedrooms and bathrooms than you want because many of the homes in the Cedar City, Utah, real estate market have unfinished basements where bedrooms, bathrooms and family rooms can easily be added later. You may even want to search more than one city because your dream home may be just a few miles away.
As you are searching for your dream home, it is important to remember that it’s easy to change colors, but it’s difficult to change floor plans. It’s okay to have to paint a wall, but it’s more difficult to make major changes in the space in the home. Cosmetic repairs can typically not cause a problem. Are We Experiencing The Real Real Estate Market Recovery?
A recent articles from the “DS News” July 2012 issue caught my attention. The cover stated, “The ups and downs of the market have experts struggling to answer the question: Is this a real recovery?” I believe I hear that or a similar question several times every day. I’m not convinced anyone knows for sure. I do know we have decreased inventory of homes for sale and an increase of closings. To me, that would indicate a market recovery. Wouldn’t you agree?
The first paragraph on page 47 of the actual story, “The Enigma of Market Recovery” by Carrie Bay states, “Home prices rose for the first time since August 2010 on both a quarterly and annual basis in May be Clear Capital’s assessment. The Mortgage Bankers Association reported the mortgage delinquency rate during the first quarter of this year dropped to 7.40 percent–nearly a full basis point below the year-ago reading. The visible supply of homes on the market declined 20 perent over the past 18 months, according to Capital Economics, and CoreLogic says even the number of homes hiding under the cloak of shadow inventory is down nearly 15 percent from a year ago.” The above paragraph is pretty convincing that the recovery is here. The question still remains. It will be interesting to watch the future unfold and find out.
I honestly believe there is lots of money to be made by purchasing real estate now while prices and interest rates are both low at the same time. There is no see-saw where one is up while the other is down that we’ve seen in real estate markets of past years. The inventory is on the decline. Buyers of homes in some price ranges cannot be as selective as they could be even a few months ago.
I am convinced that there is an incredible opportunity to purchase real estate right now, and I am not sure this opportunity is going to be here for very long as the inventory continues to decrease.

Some Price Ranges Attract Multiple Buyers For Homes In Cedar City Area
Is it a buyer’s market or a seller’s market? We’ve experienced a buyer’s market for several years. We have had too many homes for sale and too few buyers to purchase them. In some price ranges, that scenario has changed. If a home is priced right, we often receive multiple offers. The home may even sell for more than the listing price. Buyers often think they can offer low and get the home. They are surprised when they lose the home to a higher offer.
If buyers have found the home they want, now may not be the time to try a low offer. Buyers need to guage whether they want the home or whether they want to try to get a bargain price. Trying for the lower price may result in losing the home to another buyer. Buyers are the only ones that can make that decision. Their agent can give a list showing what homes have sold for. If the home is priced right, the buyer may want to make a full price offer. The buyer may even want to offer more if they believe more than one offer might come in on their dream home.
Recently, my office explained to our buyers that there were multiple offers, and that they needed to make their best offer in order to have a chance at the home. We explained that buyers should never offer more than they want to pay for a home. However, a buyer should offer his highest amount when there are multiple offers if he wants the home. Why? The seller’s right to choose which offer he wants is gold. Therefore, the buyer will want his best foot forward when the seller is deciding which offer to accept.
Many buyers do not realize that sellers legally have 3 choices when they have more than one offer: 1. They can reject all the offers and accept one. 2. They can counter all offers and accept their favorite one if all the counters are accepted. 3. They can request everyone’s highest and best offer. Since one of the choices is that the seller may choose to reject all but one offer, the buyer doesn’t want his offer to be rejected just because he was expecting the seller to come back to him again with a counter. The first chance may be a buyer’s only chance. That’s important to note.
What price ranges are attracting multiple offers from buyers? Most of the buyers in the Cedar City, UT, real estate market are under $200,000. It is still a bargain-driven market. Homes priced as bargains are attracting buyers and multiple offers.
Investors are back in the real estate market. It is difficult to find a 4-plex or duplex, but they are available and often attract multiple offers.
Buyers in this real estate market are sometimes willing to pay above appraised price. That makes sense as real estate markets turn around because the current sales are higher than the recent solds that the appraisers must compare.
If buyers are looking for homes less than $150,000,, they will find that the inventory is reduced. They will not be able to be as picky as they were a few months ago, but homes are still available. I recommend calling today while home prices are still affordable. Iron County closings have increased and our inventory has decreased. It is my opinion that supply and demand are shifting to favor the seller in some ranges.

Sell Your Staged Home Faster and For More!
I believe buyers choose their dream homes a large percentage on emotion. They want to feel good in their home. That’s totally reasonable because they will live there! Sellers can be more successful if they prepare their home to attract that warm, cozy, happy-home feeling.
Fix up and repair inside and out, so the home doesn’t appear to be a big project. Yard and paint should be attractive. First impressions are very important if you want your home to attract its new owner.
Light and space sell the home along with fresh paint and beautiful carpet. To attract a buyer, I recommend that the seller go into each room and create a spacious and charming scene fit for a page in a home magazine. Nice furniture completes the picture.

Welcome Home To Cedar City After Awesome Tour!
Have you read the book “Undaunted” by Lund? It’s an amazing story in a historically factual setting! People from Cedar City, Paragonah, Parowan, Panguitch and more set out to obey a calling and ended up miraculously succeeding through some of the roughest terrain in the country. We just returned last night from following as close as we could their courageous trek. We took the rough drive to hole in the rock where they took wagons down without anyone getting killed. We took the Burr Trail Road and then Halls Ferry. We ended up in Bluff where many of these heroes settled. We walked through the cemetery where we recognized names of those who had lived incredible lives that the book told about. We walked through the museum and the cabins and relived history. We drove onto Montezuma Creek for a delicious lunch. We drove back through some of the most beautiful scenery in the world.

Are There Options Other Than Foreclosure? Yes! True or False!
Do you have a financial hardship? Are you under water which means you owe more than your house will sell for? If so, you may be eligible to do a short sale!
Some think foreclosure is inevitable when they can’t make their house payment. The truth is that you don’t have to sit back and accept a foreclosure! Check with your lender and find out all your options! Do you want to keep your home? Ask about a loan modification, refinance, etc. Do you need to move? Ask about a short sale, deed in lieu of foreclosure, etc.
Some people think foreclosure is the answer to get them out of a tough situation. The truth is that there may be taxes owed on the difference, and your bank may go after you for a deficiency if you live in a recourse state such as Utah. The owners’ problems could get deeper with a foreclosure on their record.
Many owners have heard that banks don’t want to do short sales. I recently attended training for one of the REO companies I represent in marketing their homes. I was told banks are putting a larger emphasis on accepting short sales rather than foreclosing. Short sales cost the banks less than foreclosing, so that is an intelligent route to go.
Some think doing a short sale is just too much trouble. The short sale process is lengthy, but workable and often makes a win-win situation for all concerned. As one of my buyers recently said, “It was worth the wait to get the right home.”
Some owners believe that they have to pay commissions and out-of-pocket money when they participate in a short sale. In actuality, a short sale shouldn’t cost the seller. The bank typically pays the commission and closing costs for sellers. The homeowner often receives an incentive to complete the sale, so the owner may actually come out ahead financially.
When should the short sale begin? I recommend that you begin NOW! Do not wait until foreclosure costs mount, and the sale is just around the corner. Then it may be too late to get the bank to postpose the foreclosure to work on a short sale. The sooner you start the process the better chance you have for a successful short sale in my opinion.
Some homeowners believe they won’t qualify for a short sale if their loan modification has been denied. The truth is that the requirements are different for short sales vs. modifications. There are financial requirements to get a loan modification. I have seen successful short sales for people who have lost their jobs and have no income. If your modification has been denied, go for the short sale as soon as possible.
Will I ever be able to purchase a home again after a short sale? Yes. There may be time required, and your entire credit picture will be reviewed. I helped one seller complete his short sale, and he was able to purchase a home in less than a year. There is light at the end of the tunnel. I believe a short sale is a better option than foreclosure if you want to be a homeowner again soon.
Some believe any agent can handle a short sale. I believe experience and training are absolute requirements in choosing your agent. The inventory of homes is lower in some price ranges, so I do agree that now is the time to buy before prices rise which is what usually happens when the inventory decreases. Monthly payments can be very low with interest rates unbelieveably below 4%.
We discussed in our ERA Realty Center training meeting this morning that it is getting more difficult to find homes for our clients under $150,000 because that is the range that most buyers seem to want. That range is a steady market, in my opinion, and may turn from a buyer’s market in the past to a seller’s market soon.

Home Loan Interest Rates Are Lower Than Low!
According to an email I received from Steve Florio with ERA Mortgage, “Mortgage rates dipped again, for the sixth week in a row, pushing the rate on the most common type of mortgage below 4 percent for the first time in the history of Bankrate’s survey.” Unbelieveable!
When I started selling real estate in January of 1984, rates were approximately 18%. When they dropped to 13%, I was ecstatic! When they dropped to 11%, we had an office party. Imagine how elated I was when they dropped below 10%.
What are you waiting for? Buyers please note that prices are below low and interest rates are too! With the multiple offers we are receiving and with buyers willing to pay more than appraisal, I believe fence-sitting is not the best policy!

According to April DS News article:
*Brinkman is quoted as saying that mortgage performance is improving & that unemployment rate is declining.
*Capitol Economics said that over the past year the visible inventory has dropped 20% & over the last 6 months home sales have risen by 13%.
*Villacorta said, “The good news is the improvements in the job market, stronger consumer confidence and the heightened activity of investors-often with cash-in the lower price tiers.”

Agent discussion Centered Around Disappearing Home Inventory For Buyers
The subject of current real estate market conditions came up in our ERA Realty Center weekly training meeting today. The discussion centered around the lack of homes for sale for buyers in some price ranges. One top agent mentioned that she’ll help a buyer find a home and make an offer only to find out that there are several offers on the same home. If the buyer loses the home to another buyer, the agent must start the process over of touring homes. However, it is hard to find them another home that they like as well. Buyers are becoming frustrated and discouraged.
The homes for sale in the lower price ranges have diminished to the point that it is often difficult for buyers to understand that if they delay the purchase of their home, they may not be able to buy one. Bargain priced homes often sell quickly and will likely attract multiple offers immediately. Sometimes the offers are above list price. It is easy for buyers to find themselves starting over. Buyers may want to offer full price or more if they believe the home is a good buy. Some believe the real estate market has already turned around in some price ranges.
